NRAS Brisbane - SE Queensland

The market we are extremely excited about is South-East Queensland.
Prices in Brisbane are showing strong growth, and the Gold Coast is showing strong recovery, with firming prices and growth in certain price categories, while Sydney & Melbourne are in most experts minds are reaching peak levels after 2 years of very string growth. There is undoubtedly a liklihood of stronger sustainable capital growth in the South-East Queensland over the next few years. Not to mention the imminent 2018 Commonwealth Games there.
Looking at the statistical facts - The median house price in Brisbane is so, so much cheaper than Sydney that eventually people are either going to start taking advantage of that, by moving there or investing there.
By stark contrast currently (Feb 2014), the median house price in Brisbane is $470,000 whereas Sydney is $775,000. Brisbane's median apartment price is $383,000 compared to $557,000 in Sydney.

We've all seen the promising indications in 2013-14 and into 2015 across all the capitals ( RP Data Graphs), with Brisbane house prices moving upwards by 5.3% and apartment prices up 3.5%. RP Data also provides joint Brisbane-Gold Coast data showing a 4.9% growth in house prices and 2% in apartments.
Ultimately, its been speculated, but now we're just at the start of the recovery with the beginnings of demonstrable growth and SE Queensland is one of the really prime areas to be investing.

Perhaps no other region in Australia has undergone such a transformation as Brisbane's northside. Spearheaded by the recently opened Airport Link Tunnel, built at a cost of $4.8 billion (making it the biggest road infrastructure project in Australia's recent history), it is part of a domino effect of upgrades and improvements. These include the new Northern Busway which will eventually extend to Chermside, and recent and ongoing development at Port of Brisbane and Brisbane Airport.


With infrastructure comes employment

With infrastructure comes employment, which is predicted to skyrocket in the northern suburbs. According to Urbis, the golden employment triangle of the CBD, Port of Brisbane and Brisbane Airport will have 360,000 workers within two decades. By 2031, the Brisbane Airport will have generated 50,000 jobs and there will be 90,000 workers gainfully employed at the Port of Brisbane.
Chermside is a hive of employment activity. Thanks to a plethora of employers including

~ the Prince Charles Hospital,
~ the Holy Spirit Private Hospital,
~ the Kedron Wavell RSL and of course
~ Westfield Chermside
In fact, Chermside is one of the largest employment nodes on Brisbane's north side. More and more businesses are following the flourishing economic trend and seeking commercial office space in or around Chermside.
Together with the unprecedented amount of infrastructure that has and is taking place in the district, this dynamic level of commercial development will further stimulate job growth in the area, which will in turn increase demand for affordable residential accommodation close to the workplace. With growth and demand high and vacancy rates low, this is the perfect time to invest.

The suburb is located on the north side of Brisbane, approximately 10km from the CBD. Over the last decade Chermside has been transformed, thanks in part to the Westfields Chermside shopping centre.
